Height and exposure

Mount Pritchard sits high enough that Lions Lookout gives a view across western Sydney to the city skyline. The suburb was first subdivided back in 1913 and built out properly through the post-war decades, with Meadows Road and Orange Grove Road as the main routes through.

Being up on the rise is the local factor for roofs. Wind gets at an elevated roof from every direction, with no neighbouring ridge to break it. The wind front that runs ahead of a summer storm is what lifts ridge caps that are already loose and peels back a flashing that has lost its grip.

If you lose a cap or a sheet of patio roofing in a storm and your neighbours three streets downhill do not, that is why.

The housing

Mostly single-storey brick with tiled roofs, from the post-war decades through to the 1970s, with later infill. Mount Pritchard straddles the Fairfield and Liverpool council areas.

Common faults:

  • Ridge and hip caps lifted, cracked or missing
  • Pointing washed out along exposed ridge lines
  • Barge and gable flashings loose on the windward side
  • Broken tiles after hail
  • Patio and carport roofs working loose at the fixings
  • Gutters pulled out of their brackets

Fix the exposed parts properly

On an exposed roof the detail work matters more than anywhere. Caps need to be properly bedded, not just pointed over. Flashings need to be mechanically fixed, not held on with sealant. Sheet roofing on a patio needs the right screw pattern for the wind it will see.

That is what we quote. It costs a little more than a cosmetic job and it stays put.
