Our first visit is not the repair. It is stopping the water.
That usually means a heavy-duty cover strapped and battened over the damaged section, temporary flashing across a split junction, or removing a broken branch that is still sitting on the roof. We photograph the damage before and after, so you have a record from before anything was touched.
Then we quote the permanent repair properly, on a dry roof, with the full scope visible.
South-west Sydney gets two kinds of pressure on a roof, and they work on each other.
Heat. Western Sydney runs hotter than the coastal suburbs through summer. That daily heat cycle dries out mortar, makes sealant brittle, and works metal fixings loose as sheets expand and contract. A roof that has been baked for years is already weaker before the storm arrives.
Storms and hail. This part of the basin gets hail, and hail finds the roof that is already tired. Brittle old terracotta cracks. Concrete tiles get chipped and crazed. Skylights and polycarbonate patio sheets shatter. Loose ridge caps get lifted by the wind front that arrives with the hail.
That is also why we check the whole roof after a storm, not only the obvious hole. The hole is what you can see. The chipped tiles across the rest of the roof are what leaks in two years.

Claims get slow when the evidence is thin. We try to hand you a package that does not leave gaps:
We do not promise a claim outcome. That decision belongs to your insurer. What we can do is make sure they are not deciding on a blurry phone photo and a one-line invoice.
If you need the inspection written up formally, that is covered under roof inspections and reports.
Once the scope is agreed, the repair is normal roofing work: tile and flashing repairs, new valleys, re-pointing, gutter replacement, or in bad cases a section of re-roofing.
Work is carried out by established, licensed and insured roofing contractors working to NSW Fair Trading requirements, and completed work carries a written workmanship warranty.
Emergency make-safe is priced on the size of the area to be covered and the access needed to get there safely. The permanent repair is priced on the same things as any other roof job: area, pitch, material, access and how far the damage has spread into the timber, the insulation and the ceiling.
You get both figures in writing. If the work is going through insurance, the scope is written in the format an assessor expects.

Move people and anything valuable out of that room. Turn off the power to the circuit if water is near a light fitting or a fan. Put a bucket under the lowest point of the bulge. A plasterboard ceiling holding water will eventually let go all at once, and it is safer to release it in a controlled way than to let it collapse. Then call us on (02) 4601 3500.
We give you what the insurer asks for: dated photographs, a written description of the damage, the cause where it can be determined, and an itemised scope and price for the repair. Many claims are settled on exactly that. We cannot decide your claim or promise an outcome, because that sits with your insurer, but we make sure they are not short of evidence.
Where we can get safely onto the roof, we aim for the same day on active water entry. After a widespread storm every roofer in south-west Sydney is on the phone at once, so we work through by severity: water coming into a living space first, then roof damage without an active leak. Ring us early rather than waiting to see if it dries out.
Yes, because hail damage on concrete tiles is often invisible from the ground. Hail chips the surface and leaves small craters and crazing. The tile does not leak that day. It absorbs water from then on, and the failures show up over the following couple of years. A dated inspection straight after the event also matters if you later need to claim.
No. A tarp or a sheet of ply is there to stop more water getting in while the weather clears and the scope is agreed. It is a holding measure, usually good for weeks rather than months. The permanent repair comes after, once we can work on a dry roof and the materials are on site. We quote both so you know the full cost from the start.
