Built together, failing together
Ashcroft was formed as part of the Housing Commission's Green Valley development and gazetted as a suburb in 1972. Like the rest of the estate, it went up quickly and to a consistent pattern: single-storey brick, tiled hip roof, modest pitch, no sarking underneath.
That consistency is useful to a roofer. Walk one street in Ashcroft and you can predict what the next twenty roofs are doing, because they were all laid in the same few years by the same methods.
It is less useful to a homeowner, because they also reach the end of their first life together. Bedding mortar and pointing from the 1960s has nothing left in it. Caps rock. Pointing falls out in flakes. Wind drives rain straight under the ridge line and into a roof space that has no sarking to catch it.
What that looks like from the ground
- Grey sandy grit in the gutters and at the bottom of downpipes
- Gaps and dark lines along the ridges and hips
- The odd cap sitting slightly out of line
- Tiles that have slipped where the nibs have broken
- A ceiling stain that comes back every wet season
The other half of the problem
Many of these houses have been privately owned for decades now, and most have had work done. A room added at the back. A patio enclosed. A carport run off the side wall.
Those added roofs are almost always where the leak is, not the main roof. The addition sits at a flatter pitch, and the flashing that ties it into the original tiles was often the cheapest part of the job.

For these roofs the usual answer is a roof restoration if the tiles are still sound, or targeted roof repairs if it is one junction letting go.
We work the whole estate, including Sadleir, Cartwright and Mount Pritchard next door. Full list on the service areas page.
