Tight blocks and old roofs

Warwick Farm is one of the older parts of the area, with land granted here in the early 1800s. The racecourse sits on the western side of the Georges River, the Hume Highway runs through, and the railway station is in the middle of it.

The housing close to the station and the highway is largely older and on smaller blocks than the estate suburbs further west. That has two consequences for roof work.

Access. Narrow side paths, close fence lines, power lines over the yard and neighbours within arm's reach. Setting up safely takes longer here, and where a scaffold or platform has to go is a real part of the quote rather than an afterthought.

Boundary details. Where houses sit close together, the water between them has to go somewhere. Short valleys, boundary gutters and tight flashings against a side wall are common, and they are the first thing to block.

What fails on these roofs

• Original ridge and hip pointing, cracked and washed out
• Rusted valley trays, especially between close-set houses
• Flashings against side walls and at rear additions
• Gutters that have rusted at the joins or lost their fall
• Broken terracotta tiles, which go brittle with age and crack when walked on
• Lifted ridge caps after a wind front

How we work on brittle roofs

Older terracotta does not take foot traffic well. Rather than break twenty tiles to inspect one fault, we photograph the roof from a drone, pick the spots that need a closer look, and walk only where we have to on spreader boards.
