One of the older villages out here

Smithfield was established in 1836 and was described a century ago as one of the oldest villages in the district. It straddles two council areas, with Prospect Creek forming the boundary. The Horsley Drive is the main street, the Cumberland Highway runs through as Smithfield Road, and Brenan Park and the old cemetery sit near the centre.

Most of the housing is low-density detached, roughly three-quarters of all dwellings, with flats and semis making up the rest.

Houses

The residential roofs are mixed in age, which means mixed in failure. Older houses near the centre have the classic list: original ridge pointing gone, rusted valleys, brittle tiles, and additions flashed in with more hope than metal.

Prospect Creek also matters. Parts of Smithfield have flooded historically, and low ground makes stormwater discharge worth checking. If a downpipe empties onto the ground beside the slab rather than into a connected line, that water has to go somewhere.

Factories north of the creek

North of Prospect Creek, the industrial precinct runs on without housing. These are large sheet roofs, and they fail at the same handful of points:

• Box gutters between roof planes and behind parapets, which silt up and overflow inside the building
• Rooflights that have gone brittle and crack or shatter
• Fixings whose washers have hardened after years of heat
• Flashings at parapets, penetrations and expansion joints
• Corrosion at laps and cut edges
