Prestons sits at the junction where the M5, the Hume Motorway and the Westlink M7 meet, with Camden Valley Way running through to Liverpool and Bernera Road feeding the M7. That location is why the suburb carries so much warehouse and distribution floor space alongside its housing.

So we do two very different kinds of work here.

House roofs

The residential streets are a mix of established brick-and-tile and newer estate housing. The common jobs are the same ones we do across the area: ridge and hip repointing, broken tile replacement, valley repairs, gutter replacement and re-flashing the junction where a patio or rear extension meets the main roof.

Newer homes on larger footprints have one quirk worth knowing. A big single-storey roof collects a lot of water into relatively few gutters. If your gutters sheet over the front in a downpour and they are clean, the problem is usually downpipe capacity rather than blockage.

Industrial and warehouse roofs

Large sheet roofs fail in their own way, and almost never in the middle of a sheet.

• Box gutters. Internal gutters between roof planes or behind parapets. They silt up, corrode at the sumps and overflow inside the building.
• Rooflights. Translucent sheets go brittle under years of hard sun and crack or shatter in hail.
• Fixings. Thousands of screws, each with a rubber washer that hardens over time.
• Flashings and cappings at parapets, expansion joints and service penetrations.
