Roofing in Prairiewood

The Prairiewood Estate, fifty years on

Prairiewood was subdivided and developed in the 1970s as the Prairiewood Estate, carved out of what had been part of Wetherill Park. Fairfield Hospital moved here in 1988, the Fairfield Showground hosts the weekend markets, and Stockland Wetherill Park sits in the north-western corner of the suburb.

The housing is almost all from that 1970s estate build: single-storey brick, concrete tile, hip roofs with reasonable pitch.

Fifty years is the point where original bedding and pointing has nothing left. It cracks, it hollows out behind the caps, and the caps start to rock. The usual early sign is grey grit collecting in the gutters and at the bottom of the downpipes.

Open space and remnant woodland

Ashur Reserve, Giinagay Reserve, the Fairfield Indigenous Flora Park and the golf course give Prairiewood a lot of open ground and mature trees, including remnant Cumberland Plain Woodland.

Blocks near those reserves get more leaf and seed load into gutters and valleys. Debris in a valley is slow damage: it holds moisture against the tray, which rusts from the top down and only shows at the bottom end once it has been going for years.

Commercial roofs

The retail and health precinct in and around the suburb brings larger buildings into the mix: long sheet runs, internal box gutters, parapet flashings, rooflights that have gone brittle under hard sun. Those roofs need a different inspection and a different scope, and we quote them that way.
