A 1970s and 80s suburb

Edensor Park was rural land until the 1970s, when it was subdivided along with the suburbs around it. Edensor Park Plaza is the local shopping centre, and Edensor Creek runs through the suburb as a green corridor linking a chain of reserves.

The housing is predominantly brick with concrete tile roofs, built across the seventies and eighties. Those roofs are now forty to fifty years old, which puts them squarely in restoration territory: good tiles, finished mortar.

What we find on inspection

Ridge and hip pointing. Original on most houses. Cracked, hollow behind, and falling out. This is the main event.

Valleys. Rusted trays, and silt build-up from the creek corridor trees.

Added roofs. Rear extensions, enclosed patios, carports and pergolas, almost all flashed into the original tile roof. This is where the leaks come from.

Gutters. Rusting at joins, with falls that have gone flat over decades.

Ventilation. Roof spaces that cook in summer, because western Sydney runs hotter than the coast and a dark tile roof holds that heat well into the evening.

Heat and ventilation

Worth saying plainly: if your back bedrooms are unbearable in February, part of that is the roof. A roof space with no ventilation acts as a heat store. Adding whirlybirds or eave vents while the roof is being worked on costs very little extra and makes a noticeable difference. We quote it as a separate line so you can decide.

For most houses here the answer is a roof restoration. If it is one leaking junction, see roof repairs.
