Post-war subdivision, post-war roofs

Canley Heights was subdivided and built out through the post-war housing expansion of the 1960s and 1970s, with more growth from the late seventies. It is mostly low-density housing, with the shops strung along Canley Vale Road and the Cumberland Highway passing through.

That means the great majority of roofs here are tiled, single-storey, and somewhere between fifty and sixty years old.

What sixty years does to a tile roof

The tiles are often still sound. Concrete tiles from that era were made to last and many have plenty left.

What fails is everything around them:

  • Bedding and pointing. Original sand-cement mortar dries out, cracks and falls away. Caps loosen. This is the most common job in the suburb.
  • Valleys. Galvanised trays rust through, usually from the bottom end.
  • Flashings. Especially where a later addition meets the original roof.
  • Gutters. Rusted at joins, sagging between brackets, undersized for a roof that grew.
  • Sarking. Most of these houses never had any, so anything that gets past a tile lands straight on a batten.

Creek corridor blocks

Green Valley Creek runs through the suburb, with a chain of reserves along it. Houses near those corridors get heavier leaf load into gutters and valleys, and more moss on shaded roof planes. Worth adding leaf guard to the conversation if that is your block.

The shops

Canley Vale Road carries a run of shops with low-pitch and flat roof sections, parapets and internal gutters. Those fail inwards and the first sign is usually a ceiling stain in the shop or the dwelling above it.

Most houses here need a roof restoration. If the tiles have broken down, we will price a roof replacement instead.
