Busby roofs, in plain terms

Busby became part of the Green Valley housing estate as it was built out through the 1960s and 70s. The housing is mostly single-storey brick with tiled roofs on regular blocks, with Whitlam Park and the local schools in the middle of it.

Roofs of that age and type have a predictable list of faults, and we see the same ones week after week here.

The list

Ridge and hip pointing. The mortar is original on a lot of these houses. It cracks, it drops out, and the caps start to move. This is the single most common job in Busby.

Broken tiles. Usually caused by foot traffic. Someone installed an aerial, a solar system or an air conditioner and walked across tiles that were already brittle.

Valleys. Old galvanised valley trays rust from the bottom end up. Leaf litter speeds it along.

Gutters. Rusted at the joins, sagging between brackets, and often with too few downpipes for the roof area once an extension was added.

Patio and carport flashings. The classic fault in this area. A newer steel roof tied into an older tile roof, with a flashing that was never dressed in properly.

Heat is part of it

This is one of the warmer parts of Sydney in summer. Dark roofs absorb heat and hold it, and the daily heating and cooling cycle is hard on mortar and on the rubber washers under roof screws. Roofs out here age faster than the same roof would on the coast.

That is why we point with a flexible compound rather than a stiff sand and cement mix. It moves with the roof instead of cracking the first hot week.
